How We Calculate DSCR

DSCR (debt service coverage ratio) = Gross Monthly Rents from a lease or from markets rents on the appraisal divided by the Housing Payment (PITIA for full amortization or ITIA for interest only)

Single Unit Properties

We typically offer our best terms for these properties: Single Family Residences, Warrantable Condominiums, Townhomes and PUDs.

2-8 Unit Apartments

2-4 unit properties have better terms than 5-8 unit properties. Some mixed-use properies allowed.

Non-Warrantable Condos & Condotels

Some condominiums can be tricky but we're here to help.

Amortization

We have 30 & 40 Year loans with or with intesest only options. Interest only options apply for to the first ten years of the loan.

Citizenship

Financis is available for US Citizens, Green Card Holders, Non-Permanent Resident Aliens and Foreign Nationals.

Our typical loan size ranges from $75,000 to $3,500,000 though we can do exceptions up to $10,000,000.

Doc Types

Though we specialize in DSCR Loans we can qualify Borrower's other income sources.
